What this town asks for
What Vernon Hills homes ask for most, and what the housing stock here tends to need.

The housing stock here
Vernon Hills was planned rather than grown, and the housing arrives in recognizable phases. Eighties and nineties subdivisions with vinyl and wood trim, later builds in fiber cement, and townhome groups throughout. Nearly all of it sits inside an association.
The most useful thing we can say here is that a lot of houses do not need what they think they need. Fiber cement holds its factory color for a very long time and gives up at the caulk joints first, so on a fifteen-year-old house the correct job is usually the joints, the trim, the shutters, the garage door and the front door rather than the full elevation. Vinyl behaves the same way. We would rather write the smaller quote and explain why than sell a wall that is still doing its job.
Associations set the pace. Approved palettes, submission forms, approval windows measured in weeks. Working with the list is much easier than working around it: send us what the association gave you, and the quote comes back inside it with the manufacturer and color code written on so approval is a signature rather than a debate. Where a palette specifies a brand we do not carry, we match to the color rather than substituting something close and hoping nobody checks.
Townhome groups are a sequencing job more than a technical one. The elevation is shared even where the contract is not, so the order and the hours get agreed with the association first, entries stay usable the entire time, and one building is finished before the next is opened.
Where wood trim appears on the older phases it is the part that actually weathers: sills, fascia and the ends of boards, failing from the joints outward rather than evenly across the face. Those get taken back to something sound and primed at the end grain rather than coated across.
Inside, the stock is drywall with two-story foyers and open stair halls, which need proper access equipment. That is a line on the quote, not an assumption, and it is worth asking about when comparing prices.
Probably the caulk joints and the trim rather than the walls. Fiber cement holds its factory color for a long time and fails at the joints first, so on a house of this age the right job is usually sealing the joints and refreshing trim, doors and shutters. We would rather write that quote than a full exterior you did not need.
Less than people fear, and it is easier to work with than around. Send us the approved list and the quote comes back inside it, with the manufacturer and code written on so the association can sign it off without a discussion. Where the list names a brand we do not carry, we match to the color rather than substitute a similar one.
Yes, and the sequence is the part to agree first. We set the order and the working hours with the association, keep every entry usable throughout, and complete one building before opening the next. Several buildings left half finished is how a group of neighbors ends up unhappy about work that was perfectly good.
