Buffalo Grove was built as subdivisions, and that shapes both the work and the paperwork. Most of the housing went up between the seventies and the nineties: two-story homes, townhome groups, vinyl and aluminum on the older phases, fiber cement on the newer ones, and an association covering nearly all of it.

The association is the part that decides the schedule. Approved palettes, submission forms, approval windows measured in weeks rather than days. We are happy to deal with the management company directly, and the quote comes back inside the approved list with the manufacturer and color code written on it so that approval is a formality. The failure mode here is choosing a color you love in February and discovering in April that it was never on the list.

The second thing worth saying is that a lot of houses here do not need a full exterior. Vinyl and fiber cement hold color for a long time; the wood trim, shutters, garage door and front door around them do not. On a great many of these elevations the honest job is trim and doors, and the full-house quote is somebody selling you a wall that is fine. We would rather write the smaller number and say why.

Townhomes bring a sequencing problem rather than a technical one. The elevation is shared even when the contract is not, so hours and order get agreed with the association first, entries stay usable the whole way through, and one building gets finished before the next is opened. Three buildings half done is how a group of neighbors ends up unhappy with work that was perfectly good.

Where cedar does appear, usually on the older phases, the usual rule applies: caught while the coating has dulled it is a wash and two coats, left until the grain is open it becomes a preparation job with board replacement in it.

Inside, expect drywall, two-story foyers and open stair halls. The access equipment for those is a real line on the quote, and a company that leaves it out is either working off something improvised or coming back to ask for more.

Who deals with the association, us or you?

Whichever you prefer, and we are happy to do it. Most associations here keep an approved palette and some want a submission before work starts. Send us what they gave you and the quote comes back inside it, with the manufacturer and color code written on it so approval is a formality rather than a conversation about whether it is the right gray.

Only the trim and doors look bad. Do we need the whole house?

Often not. Vinyl and fiber cement hold their color far longer than the wood trim, shutters and doors around them, so the honest job on a lot of houses here is trim, garage door and front door rather than the full elevation. We quote what the house needs and say what it does not.
