DuPage County, West service area
Glen Ellyn is older than most of DuPage and it is not flat, so the houses around the lake and the village center bring both century-old detail and ground that slopes away where you want to stand a ladder.

What this town asks for
What Glen Ellyn homes ask for most, and what the housing stock here tends to need.

The housing stock here
Glen Ellyn has an older center than most of the county around it and genuinely hilly ground, and both show up in the work. The streets near the lake and the village carry early twentieth century houses with stucco, wood siding, deep trim and porches; the ground under a good number of them slopes enough to matter.
The slope is not a detail. An elevation you cannot set a ladder square against needs built staging or a lift that can cope with the grade, and that side of the house takes materially longer than the flat ones. It is a modest share of the surface and a real share of the cost, and it is the single most common thing missing from a quote produced without someone walking the property.
Stucco of this age needs room to dry. It releases moisture through the wall, so it takes a breathable masonry coating rather than a film that seals it, and cracks get cut out and filled so the repair moves with the wall rather than fighting it. A bead of caulk bridged across a crack and painted over looks correct for a season, then reopens with the coating stuck to both sides. Sealing an older stucco wall with the wrong product does not announce itself; it shows up later as failure somewhere you were not watching.
Wood trim on these houses is where the hours go. Deep sills, wide casings and porch parts collect water at the joints and fail from the end grain outward, so bare end grain gets primed before anything is reassembled rather than coated on the face and called finished.
Season matters here more than people allow. Early autumn is often the best exterior window of the year and late autumn is a gamble, because what decides curing is the overnight surface temperature rather than the daytime high. A coat that goes on warm and drops below its minimum before it sets will not cure properly, and we would rather decline a late date than take the booking and hope.
Inside, plaster is normal in the older stock, along with original trim and the question of whether stained woodwork stays stained. It is a decision made once, so we raise it before quoting.
On one or two elevations, yes. A wall you cannot set a ladder square against needs built staging or a lift that can handle the grade, and that side takes longer than the flat ones. It is a small share of the house and a real share of the cost, and it is the thing most often missing from a quote given without a visit.
Room to dry. Older stucco releases moisture through the wall, so it takes a breathable masonry coating rather than a film that seals it in. Cracks get cut out and filled so the repair moves with the wall. Seal an old stucco wall with the wrong product and the damage shows up as failure somewhere you were not looking.
Early autumn is often the best window of the year, and late autumn is a gamble. What matters is surface temperature overnight rather than the forecast high, because a coat that goes on warm and drops below its minimum before it has set will not cure properly. We will tell you when a date is too late rather than take the booking.
