DuPage County, West service area
Elmhurst rebuilds itself street by street, so a block can hold a 1920s Tudor, a brick bungalow and a new house three times the size of either, all needing different work.

Elmhurst is a town in the middle of replacing itself, and that shows up in the quotes. A single block can carry a 1920s Tudor, a brick bungalow from the same decade, and a new house three times the footprint of either, built last year. Those are three different jobs, and pricing them the same way is how a company ends up losing money on the Tudor and overcharging for the new build.
The Tudors are the ones worth being careful about. Half timbering is not siding: each board is a separate piece with end grain and joints, it takes a different coating from the stucco panel behind it, and all of it is cut in by hand rather than sprayed through. Where timber meets stucco there is a joint that has to shed water rather than collect it, and the usual failure is a bead of caulk run across it that holds moisture against the wood until the board goes soft.
Stucco panels need a breathable masonry coating rather than a standard house paint. Seal an older stucco wall and the moisture that needs to leave the wall stays in it, which is slower and more expensive to fix than repainting.
The bungalows are a gentler job: brick that stays as it is, and wood trim, sash, soffit and porch work where nearly all the cost is preparation. The new builds are fiber cement and modern trim, which holds color well and fails at the caulk joints first, so the right advice on a ten-year-old house is often to do the joints and leave the field alone.
One genuinely local variable is the building next door. Elmhurst has a lot of active construction, and a coat applied on a day when a foundation is being cut across the fence picks up whatever is in the air. We would rather move a day than seal grit into a finish, and we will say that is the reason.
Inside, the older kitchens are the most common request, and refinishing usually beats replacing on a solid 1930s kitchen. Doors come off and get sprayed properly, boxes are done in place with the room contained, and the result is a hard finish rather than the soft one that comes from brushing wall paint onto a cabinet door.
Time on the half timbering. Those boards are individual pieces with end grain, joints and a different coating from the stucco panel behind them, so they are cut in by hand rather than sprayed through. The stucco panels need a breathable masonry coating, and where timber meets stucco the joint has to shed water rather than hold it. A Tudor quoted at the same rate per square foot as a vinyl colonial has been quoted wrong.
It affects the schedule more than the work. Construction dust settles on a freshly washed wall, and a coat put on the day a foundation is being cut next door picks up everything in the air. We would rather move a day than seal grit into your finish, and we will tell you that is why rather than giving you a vague reason.
Yes, and in a solid 1920s or 1930s kitchen it is usually the better value. Doors come off and get sprayed properly, boxes are done in place with the kitchen contained, and the finish is hard rather than the soft, sticky result a brush and a can of wall paint gives. Most kitchens are back in use inside a week.
Yes, and they need different handling. A wood front door is worth taking off its hinges where we can, because doing the edges properly is what stops the finish failing at the top rail. An aluminum storm gets a metal primer rather than the same coating as the wood, or it peels in a season.
