Cook County, West service area
Oak Park has one of the densest collections of architecturally significant housing in the country, which makes a repaint here a question about what the house already is before it is a question about color.

What this town asks for
What Oak Park homes ask for most, and what the housing stock here tends to need.

The housing stock here
Oak Park is a town where the houses have names attached, and that changes the first conversation. Prairie School work, Victorians on the streets north of Lake, Foursquares, and stucco on a great deal of it. The question here is not what color, it is what the house already is and what a repaint should leave alone.
Start with the review question. Oak Park maintains local historic districts and a preservation commission, and properties inside a district can carry review on what is visible from the street. Repainting in an existing scheme is generally straightforward. A significant color change on a contributing property is the case where a call to the village before the quote saves a season. We will tell you what we know and send you to them rather than guessing on your behalf.
Prairie houses are their own technical problem. The wide overhangs that define them create large soffit areas that are awkward to reach and routinely underquoted, and the horizontal banding is a great deal of hand cutting. Those same overhangs keep weather off the field of the wall and throw it at the drip edge, so the walls often look better than the trim while the trim is where the work actually is. A quote that treats the whole elevation as one rate has not looked at the house.
Stucco is everywhere and it cracks, and mostly that is fine. Hairline cracking is ordinary movement in an older wall. It gets cut out and filled so the repair moves with the wall rather than fighting it, then coated with something breathable that lets the wall dry outward. The shortcut is a bead of caulk bridged across the crack and painted over, which looks correct for about a year and then reopens, taking the coating with it on both sides.
Inside, the recurring decision is the woodwork. A lot of Oak Park houses still have original stained trim, built-ins and stair parts, and painting them is a one-way door. Clear finishes can be cleaned, repaired and recoated. We would rather have that conversation before the quote than take the instruction and remove the thing that makes the room work.
Plaster behaves as it does in every house of this age: it cracks along its own lines, takes a skim fed in rather than filled, and shows a rushed repair through the finish by the following spring.
It depends where the house sits. Oak Park has local historic districts and a preservation commission, and properties inside a district can carry review on visible exterior changes. Ordinary repainting in an existing scheme is usually straightforward; a significant change of color on a contributing property is where it is worth a call to the village first. We will tell you what we know and point you at them rather than guess.
Slowly, and from proper staging. Deep eaves mean large soffit areas that are awkward to reach and easy to underquote, and the horizontal banding that gives these houses their look is a lot of cut lines by hand. The overhangs also keep rain off the walls and dump it at the drip edge, so the wall usually looks better than the trim and the trim is where the money goes.
We ask before we quote, because it is a decision you make once. Stained original trim, built-ins and stair parts can be cleaned, repaired and recoated in a clear finish. Painting them is a one-way door, and on a house where the woodwork is the reason the room works, that is worth saying plainly rather than quoting whatever is asked for.
Usually not, and how they are treated decides whether they stay that way. Hairline cracking in older stucco is normal movement. It gets cut out and filled so the repair moves with the wall, then coated with something breathable. Bridging the cracks with caulk and painting over them looks right for a year and reopens with the coating stuck to both sides.
