Cook County, Northwest service area
Schaumburg was built fast and mostly at once, so the village is full of homes the same age hitting the same problems in the same decade: cedar that has given up, aluminum nobody has touched since it went on, and vinyl that only needs the trim done.

What this town asks for
What Schaumburg homes ask for most, and what the housing stock here tends to need.

The housing stock here
Schaumburg is a planned village, and that shows in the paint. Whole streets went up inside a few years of each other, which means the houses share an age, a builder, and a set of materials that all reach the end of their service life at about the same time. When one house on a block needs the cedar done, the block usually does.
The exteriors sort into three jobs. Cedar, mostly on the older subdivisions, is the one that rewards being caught early: a coating that has dulled and started to crack is a wash and two coats, while cedar left until the grain has opened and the butt ends have gone gray is a prep job with board replacement in it. Aluminum, which people assume has to be replaced, is almost always sound metal under a chalky factory finish and takes paint properly once that chalk is washed off rather than painted over. Vinyl on the newer stock usually needs nothing but the trim, the shutters and the front door, and we will say so instead of quoting the whole elevation.
Then there is Hardie and the fiber cement on everything built since the nineties, which does not fail the way wood does. It holds color, the caulk lines go first, and the honest advice is often to wait a year and do the joints properly rather than repaint early.
Associations are the part of a Schaumburg job that has nothing to do with painting and decides the schedule anyway. Palettes, submission forms, approval windows measured in weeks. Send us what your association sent you and we quote inside it, rather than picking a color you love and discovering in April that it is not on the list.
Inside, the stock is newer than the North Shore and the work changes with it. Drywall rather than plaster, so repairs are quick and predictable. Builder-grade flat on the walls in most houses, which has been touched up in patches over twenty years and no longer matches itself anywhere. Two-story foyers and open stair halls that need proper access rather than a ladder leaning off a landing. That access is a real line in the quote here, and a company that leaves it out is either working unsafely or coming back to ask for more money.
Schaumburg is also close enough to Woodfield that weekday traffic decides start times. We plan around it rather than turning up at eight and losing an hour.
We work to the approved palette rather than around it. Most Schaumburg associations keep a list, some require a submission with the manufacturer and code before work starts, and a few only care about trim and doors. Send us what the association gave you and we will quote inside it, or tell you plainly if what you want is going to need a submission and how long that usually takes.
It paints, and it paints well, which surprises people quoting replacement. Aluminum from the seventies and eighties is usually sound metal under a chalky, faded factory finish. It gets washed until the chalk stops coming off on a hand, spot primed where it is bare, and coated with an acrylic made for metal. The failure mode is skipping the wash, and then the new coat leaves with the chalk.
When the coating is failing, not when the color is tired, and cedar tells you: dull patches on the south and west elevations first, then hairline cracking, then bare gray wood at the butt ends. Caught at the dull stage it is a wash and two coats. Left until the wood is open it becomes a prep job with replacement boards, and the price roughly doubles.
Yes, and the scheduling matters more than the painting. A shared building means shared walls, shared entries and neighbors who did not book us, so we agree the sequence and the working hours with the association first, keep entries usable the whole time, and finish one building before opening the next.
