Lake County, North service area
Deerfield is mostly a sixties and seventies village: split levels, colonials and ranches on wooded lots, with cedar trim on a great deal of it and mature trees over nearly all of it.

What this town asks for
What Deerfield homes ask for most, and what the housing stock here tends to need.

The housing stock here
Deerfield went up mostly between the late fifties and the seventies, and the housing has aged into a recognizable set of jobs. Split levels, colonials and ranches, cedar trim and cedar siding on a large share of them, aluminum on some, and mature trees over almost everything.
Cedar is the surface that decides the quote. Caught while the coating has only dulled and begun to check, it is a wash and two coats. Left until the grain has opened and the butt ends have gone silver, it becomes a preparation job with replacement boards in it and the price roughly doubles. There is a real window here and it is worth being told honestly which side of it your house is on.
The trees are the second variable, and they matter more than people expect. A shaded elevation stays damp, grows mildew underneath the coating rather than on top of it, and collects sap and leaf residue that rinsing does not remove. Those faces need treating rather than hosing, and drying time before anything goes on. A north wall that has failed two seasons ahead of the rest of the house is almost always a wash that was hurried.
Split levels bring the access problem they bring everywhere: a low roof over the entry with fascia and soffit behind it that nobody has reached in twenty years. Working above it safely means staging off the roof rather than a ladder against a gutter, and that belongs in the quote rather than in a conversation on day two.
Decks are common here and are not an add-on. A surface that is walked on needs a coating rated for traffic and a far more thorough clean than a wall, and quoting it as a token extra on a house job usually means the cleaning is the part being left out.
Inside, the stock is drywall with the occasional plaster ceiling, and the recurring request is a whole-house refresh where two decades of patching have left nothing matching anything. Split-level stair halls need proper access for the same reason the outside does, and we price the tower rather than improvising off a landing.
Yes, and quite often that is the right job. On a lot of Deerfield houses the trim has been maintained and the field has not, or the reverse, and there is no reason to pay for both. We quote them as separate lines so you can see what each costs rather than being given one number for the house.
It changes the wash. Shaded elevations stay damp, grow mildew under the coating rather than on it, and collect sap and leaf residue that ordinary rinsing leaves behind. Those sides get treated rather than hosed, and left to dry properly. It is also why the north face of a Deerfield house often fails two seasons before the rest of it.
We can, and they are genuinely different jobs. A deck is walked on, so it takes a coating rated for traffic and a much more thorough cleaning than a wall does. Doing both in one visit saves you a mobilization; it does not make the deck a throwaway extra, and anyone quoting it that way is planning to skip the cleaning.
