How Much Does Exterior House Painting Cost in Chicago? (2026)

Homeowners searching for exterior painting cost in Chicago usually want a planning number before they invite three painters over. That is fair, and this guide gives you the shape of the number. What it does not do is give you one figure for your house, because nobody honest can: the price of an exterior is set by the condition of the wood, and a national per-square-foot article has never seen your south wall.

What actually sets the price

An exterior price is labor first and materials a distant second. Paint for a whole house is a few hundred dollars; the days a crew spends on ladders are thousands. So the question behind every exterior quote is “how many painter-days does this house need,” and five things answer it.

Size and stories. Wall area, obviously, but stories matter more than area. Everything above a one-story ladder is slower: staging, moving ladders, working from a plank. A two-story colonial costs more per square foot of wall than a ranch with the same total area, and a three-story Victorian with a tight lot costs more again.

Siding material. Cedar shake has more edges to prep and prime than any other siding, and drinks primer. Clapboard is faster but has long laps that hold water. Stucco needs hairline cracks addressed and a masonry-rated coating. Hardie and vinyl fields are fast, but the trim on those houses is still wood or composite and still needs the work. Brick usually stays bare, so a “brick house” quote is really a trim, soffit and porch quote.

Prep condition. This is the one. A house whose paint is sound needs a wash, spot prep and two coats. A house with failing paint on two elevations needs those elevations scraped, sanded back to sound wood, sealed and primed before a finish coat means anything. That can double the labor on those walls. A quote that does not name which elevations need which prep has not priced your house; it has priced an average one.

Trim and detail. Trim is the slowest surface on any house. Window casings, porch columns and railings, fascia, shutters and decorative work are brush work, one piece at a time. A 1920s home with original windows can carry more trim hours than field hours.

Access. Steep lots, ravines, tight side yards, landscaping against the foundation, and anything that needs a lift rather than a ladder all add time. So does a busy street where staging has to be tidied every night.

How the number is built

We price by the hour of work each surface takes at a known production rate, plus the paint that surface will use, plus prep, masking and cleanup as part of the time rather than as extras. Reading a quote

Put two quotes side by side and go down this list:

1. Which elevations are named, and what prep each one gets.
2. Whether bare wood is primed, and with what. Bare cedar wants an oil primer.
3. How many dry days follow the wash. Painting damp wood is the most common cause of peeling in this region.
4. Which trim is included, and whether windows are one side or both.
5. Products by name and sheen, and how many coats.
6. What is excluded: rot, carpentry, lead-safe work on a pre-1978 home.
7. What happens when something is found behind the paint.
